1. Dog Information

2. Lease Term

This lease shall begin on [DATE – heat start] and end upon completion of one (1) breeding cycle and the safe weaning of resulting litter, estimated at 6–8 weeks postpartum, unless otherwise extended by mutual written agreement

3. Purpose of Lease

This is a no-fee lease agreement for the purpose of producing one (1) litter. No financial compensation is owed to the Owner.

4. Possession & Care

During the lease term, the dog shall remain in the full care, custody, and control of JKKJ Farms,LLC.

Lessee agrees to provide:

A. Daily care, nutrition, and housing

B. Routine and emergency veterinary care

C. Safe and humane handling at all times

5. Breeding Rights & Control

● Lessee shall have full and exclusive control over all breeding decisions

● Lessee shall select the stud dog

● Lessee may determine timing, progesterone testing, and breeding method

● Lessee reserves the right to decline or delay breeding if medically necessary

6. Financial Responsibility

Lessee (JKKJ Farms) assumes 100% financial responsibility for:

● Progesterone testing

● Stud Fees

● Artificial Insemination (if applicable)

● Prenatal Care

● Whelping and Supplies

● Emergency Care, including C-section

Owner shall incur no expenses.

7. Litter Ownership

Lessee shall retain full ownership of the entire litter

Lessee shall have exclusive rights to:

○ Register the litter with American Kennel Club

○ Name, market, sell, and place all puppies

No puppies are owed to Owner.

8. Veterinary Authority & Risk Acknowledgment

Owner acknowledges that breeding carries inherent risks, including but not limited to:

● Failure to conceive

● Pregnancy loss

●Complications requiring emergency intervention

●Death of the dog

●Lessee is granted full authority to make all medical decisions, including emergency procedures.

Owner agrees:

● Lessee is not liable for unforeseen complications

● Lessee is not financially responsible for adverse outcomes

9. No Guarantees

There is no guarantee of pregnancy, litter size, or live birth.

10. Return of Dog

● Dog shall be returned to Owner after puppies are weaned

● Owner agrees to retrieve dog within 7 days of notification

● Dog will be returned in reasonable postpartum condition

11. AKC Lease Requirement

Both parties agree to complete and submit the official AKC Lease Notification form to ensure proper litter registration

12. Governing Law

This Agreement shall be governed by the laws of the State of Texas.

Any disputes shall be handled in Angelina County, Texas.
